Today is July 23. If you want to buy a home and still qualify for the $8000 First-time Buyer Tax Credit start looking today. Not next week, not next month. Today.

Why? One reason is lenders need an additional 15 to 30 days to close loans since lending rules have changed.

Here’s the gist:It may take you longer than two months to find the home you like and negotiate a fair price. Then it will take an additional two months to get to settlement. If you wait to long to start looking, you may either:

1. End up settling for something you didn’t want or a price you didn’t want.

2. Not make the December 1, 2009 deadline for settlement.

As of today, there’s only 4 months and one week left!!!!!

Information about the $8000 First-time Buyer Tax Credit 2009

Just wanted to get out a quick note to everyone.  With rates going up and up you may want to ask your clients to check back in with me to re-run their prequal.  If the clients were on the border line with their prequal it may knock them out now with the rates the way they are right now.

Exciting $8000 First-time buyer tax credit news!

With only 6 months left to qualify for the $8000 First-time Homebuyers Tax Credit in the American Recovery and Reinvestment Act, the Pennsylvania Housing Finance Agency (PFHA) is making that money available for settlement now. Participating lenders can give first-time buyers who qualify up to $8000 in a “bridge loan” called TAC (Tax Credit Advance Loan) when using a Keystone Home Loan Product.

Traditionally, the Keystone Home Loans have been significantly higher than FHA or conventional loans, however on Tuesday, PHFA announced they were dropping rates to 5.375%. The TAC loan will need to be repaid by June 30, 2010 after the credit comes in their tax return, but it’s a great way to get into a house for those first-time buyers without much cash. HUD is also working on a tax credit advance loan program that can be used with conventional and FHA loans.
